Novyy Rooms are premium student accommodations available in the heart of Coventry, CV1, targeted to cater to students of Coventry and Warwick universities. We also welcome young professionals in some of our houses. These accommodations offer self-contained rooms compliant with the city’s HMO guidelines which include beds, storage, and study space. The shared living space provides adequate kitchen and dining area as well as large TV and sofas in the social area to hang out with your mates. All our houses are centrally located in quite streets minutes from the university and with excellent transport links to the rest of the city.

Our current inventory comprises houses with 5 to 10 bedrooms. Every house has a large, shared living space. Some rooms have en-suite bathrooms. Some of the houses have parking spaces as well.
Novyy Rooms provide completely furnished, adequately sized bedrooms with necessities including a bed, wardrobe, study desk, chair, and a sometimes a chest of drawers. The living area includes a fully functioning kitchen, fridge-freezer, washing machine, oven and hobs, and adequate storage for utensils and supplies. Some of our houses have bike storage and parking spaces too. Superfast Wi-Fi from Virgin Media is present in all our houses.
Yes, Novyy Rooms rents include bills such heating, electricity, water, and Wi-Fi. Council tax is exempt for students. Our room rents range from £105 to £145 including bills. Some of our houses are open to professionals (non-students) and working people, in which case the council tax is reflected within the rent which is slightly higher in proportion to the tax payment. In all cases though – you pay one price per week with no surprises later on.
The UK Assured Shorthold Tenancy requires a deposit of upto 5 weeks equivalent rent. This means, if you rent is £100/week, your deposit requirement is £500.
The deposit is held with a government backed deposit guarantee scheme. There are 3 such providers in the UK. We use TDS - https://www.tenancydepositscheme.com/
You must pay rent monthly in advance, by standing order or direct debit.
Yes, students are required to get their parents to be their guarantor on the AST. In the absence of a UK-based guarantor, we may ask for quarterly rents instead of monthly rents.
We offer 6-month contracts and 12-month contracts, the latter being slightly cheaper.
If you are booking a house with your own group of friends, you can decide amongst yourselves who takes which room. If you are letting on your own, we will show you all the available rooms and you can choose one of them.
You will receive the tenancy agreement for signing prior to entering into the house and your guarantor will receive a guarantor agreement at the same time. Once you have entered the house, you will receive a signed copy of the contract along with other documents such your deposit certificate and a copy of the EPC.
We welcome groups of students taking up the house on a joint AST (Assured Shorthold Tenancy). This means you can bring your friends and live your fullest during Uni days. Living with like-minded people is fun – we understand this. So, if you are a group of 6 friends, the best way if to take up a 6-bed house and have it to yourself with no unknown faces.
We have our team members in Coventry who are at your service whenever there is an issue. The noticeboard in the hallway has details like the phone number and email address of your local manager. All issues will be dealt with urgently and with utmost sincerity. In some cases, where we have to depend on a contractor, non-urgent issues might take some time to sort but they will be booked in as soon as a genuine issue is raised. As such, we have not had many issues so far. The houses and their components are all in excellent condition.

Yes, all our houses in Coventry are within minutes of Coventry University. Our objective is to offer student housing within close proximity to universities for the convenience of students, cutting down on travel time and costs. Most of our houses are within 10–15-minute walking distance and within 5-minute biking distance to Coventry University.
The properties are in an immaculate condition and professionally cleaned at the end of each academic year before handing over to incoming students. You must leave the property in the same condition as you have received it from us.
Each bedroom has a bed with mattress, a study space comprising desk and chair, wardrobe (and in some cases, a chest of drawers) along with standard electrical fittings like lights and heaters. We do not provide fans in our houses.
Most of our properties are heated by gas. Some of them have electrical heating.
Most of our houses have a backyard which is a good space to hang out with your housemates.
Yes, we comply with all HMO regulations and all our houses have smoke detectors and fire alarms installed. There are instructions on the notice board about what you should do in the event of a fire.
There are 5 parking spaces available for a fee at our block at 70-74 Canterbury Street. On-road parking is available in most of the streets adjoining the houses. You may need a parking permit from the council. Please check the council website for information on parking permits and fees.
We do not insure in-house contents for our tenants. You can choose your own insurance provider if you need one for yourself.
Yes, you can bring your bike. Most of our houses have spaces for keeping bikes at night.
No. All our houses are non-smoking.
You cannot sublet while you are away. If you keep a set of keys with a friend while you are away, you will be responsible if they damage or steal your keys.
